The aesthetic value of the prefabricated timber frame houses we build is very important to us. However, the durability and quality of our buildings come first. That is why we construct our homes using high-quality building materials and in accordance with the strict standards required for timber frame houses in Western Europe.

Material Quality

Since the very beginning of our company, we have focused on building homes based on high-quality materials. We chose solutions used in timber frame construction in Western Europe. The structure of our buildings is made from KVH-certified finger-jointed timber, which features a more massive cross-section. The KVH timber we use—60 x 160 mm—contains 47% more material compared to the standard Scandinavian stud size of 45 x 145 mm.

We also use system-based solutions from trusted material suppliers such as Steico, Fermacell, Iso-Chemie, and Sto, which ensures the high quality of our completed homes.

All the materials we use have passed a series of tests and certifications required for construction products in Germany, conducted by the German Institute for Building Technology, the Institute for Building and the Environment, and other regulatory bodies in that market.

Timber frame construction is rapidly developing in Poland, but the material selection in wall assemblies is not yet as strictly regulated as in Western Europe. By choosing our technology, you are opting for tested and proven solutions.

Build Quality

The walls, roof, floor slab, and facade are manufactured in our production facility, then transported and assembled on the investor’s plot. Thanks to our system-based approach, a finished home in developer condition can be delivered in as little as 5 days from the start of on-site assembly—because 90% of the work is completed in the factory.

Unlike traditional construction (so-called “wet” construction), the building process can proceed even in sub-zero temperatures, year-round.

Through process-driven, repeatable production in a controlled environment, construction errors are reduced to a minimum. Materials are stored indoors and used directly in the factory, meaning they are not exposed to weather conditions. The dry production environment ensures that timber, insulation, sheathing boards, and other components retain their full performance properties.

As the building is constructed entirely indoors from the outset, it is not exposed to moisture, strong winds, or rain—which is often the case in traditional open-air construction.

Service Quality

We handle the construction of houses from start to finish — from design, through earthworks and construction, to interior finishing. We create our own home designs and build them under our direct supervision at every stage of the process.

When you choose to build using one of our designs, we provide an analysis of your Local Development Plan (MPZP) or individually issued Building Conditions (WZ) in terms of the feasibility of constructing a specific house.

We offer advice on the best material and architectural solutions for your home, taking into account the building’s position on your plot, the surroundings, soil conditions, and legal or regulatory requirements. Only after our design team has analyzed your documents do we begin the process of obtaining a building permit or filing a construction notice.

We carry out earthworks, house production, on-site assembly, and post-installation work comprehensively. We supervise each stage of the construction process, lifting the burden of planning and quality control from the investor’s shoulders.

Z tego powodu nasze domy tworzymy w oparciu o wysokiej jakości materiały budowlane, oraz restrykcyjne normy które muszą spełniać budynki szkieletowe na zachodzie Europy.

Od samego początku istnienia przedsiębiorstwa budujemy domy przede wszystkim w oparciu o wysoką jakość używanych materiałów. Postawiliśmy na rozwiązania stosowane w budownictwie szkieletowym na zachodzie Europy. Konstrukcję naszych budynków wykonujemy z certyfikowanego drewna KVH klejonego na mikrowczepy, które cechuje się masywniejszym przekrojem. Stosowane przez nas drewno KVH o przekroju 60 x 160 mm posiada w sobie 47% więcej surowca w stosunku do standardowego słupka w przekroju skandynawskim 45 x 145. Stosujemy także systemowe rozwiązania dostawców materiałów budowlanych takich jak Steico, Fermacell, Iso-Chemie, czy Sto, dzięki którym jesteśmy pewni jakości dostarczanych budynków.

Używane przez nas materiały przeszły szereg badań i testów stawianych produktom budowlanym na rynku Niemieckim przez tamtejszy Instytut Techniki Budowlanej, Instytut Budownictwa i Środowiska, oraz inne organy regulacyjne tamtejszego rynku. Budownictwo szkieletowe w Polsce prężnie się rozwija, jednak dobór materiałów w przegrodzie ściany nie jest tak ściśle kontrolowany jak na zachodzie Europy. Decydując się na naszą technologię, wybierasz sprawdzone i przebadane rozwiązania.

Jakość wykonania

Ściany, dach, strop, oraz elewacja konstruowane są na hali produkcyjnej, a następnie przewożone i montowane na działce Inwestora. Dzięki rozwiązaniom systemowym, gotowy dom w stanie deweloperskim dostarczamy już nawet po 5 dniach od rozpoczęcia prac montażowych na działce, gdyż 90% prac wykonywanych jest na hali produkcyjnej. W przeciwieństwie do budownictwa klasycznego, tzw. „mokrej” budowy, prace mogą odbywać się nawet w temperaturach ujemnych we wszystkich porach roku.

Dzięki powtarzalności, oraz procesowemu podejściu do produkcji w warunkach kontrolowanych, błędy budowlane są eliminowane do minimum. Materiały przechowywane w magazynie, a następnie wykorzystywane podczas prefabrykacji na zakładzie produkcyjnym nie są narażone na działanie czynników atmosferycznych. Suche środowisko produkcyjne daje gwarancję, iż drewno, wełna, płyty poszyciowe, czy inne produkty wykorzystywane do budowy domu nie zamokną, a tym samym nie stracą swoich pierwotnych właściwości.

Budynki od początku konstruowane w fabryce nie są zatem narażone na ryzyko zawilgocenia materiałów, bądź uszkodzenia konstrukcji domu w wyniku silnych wiatrów, czy opadów deszczu jak ma to miejsce przy tradycyjnych budowach prowadzonych na otwartym powietrzu.

Zajmujemy się budową domów od podstaw – od projektu, przez prace ziemne, budowę, aż po wykończenie. Tworzymy domy naszego autorstwa, wznoszone pod naszym nadzorem na każdym etapie budowy. 

Decydując się na budowę w oparciu o dowolny z naszych projektów zapewniamy analizę Twego Miejscowego Planu Zagospodarowania Terenu (MPZP) lub indywidualnie wydanych Warunków Zabudowy (WZ) pod względem możliwości budowy konkretnego budynku. 

Doradzamy jakie rozwiązania materiałowe, oraz architektoniczne będą najlepsze dla Twego domu zależnie od usytuowania budynku na Twojej działce, sąsiedztwa, uwarunkowań glebowych, czy wymagań formalno-prawnych. Dopiero po analizie dokumentów przez nasz zespół projektowy, przystępujemy do procesu uzyskania pozwolenia na budowę, lub zgłoszenia budowy.

Prace ziemne, produkcja domu, jego montaż, oraz późniejsze prace przy budynku już na docelowej działce są przez nas na kompleksowo wykonywane. As part of the insurance for construction work — including the erection of buildings, installation of water, sewage, heating, and ventilation systems, as well as other construction work related to residential and non-residential buildings — all of our projects are insured against potential risks associated with construction activities.

As a member of SEDG, we have been awarded a Quality Certificate, confirming our commitment to the highest standards in service delivery, consulting, knowledge of energy-efficient technologies and materials, and in particular, expertise in prefabricated and modular building construction.

Modularen has also received the Certificate of Reliability under the Rzetelna Firma program. This confirms the high quality of our services and verifies that the company has no outstanding debts registered in the National Debt Register (KRD BIG SA), no arrears with ZUS or the Tax Office, and does not appear on the lists of the Financial Supervision Authority (KNF) or international sanctions lists.
