From Design to Comprehensive Completion

We specialize in the construction of prefabricated timber frame houses throughout Poland. Additionally, we offer clients from the Mazowieckie Voivodeship a full range of support services, including turnkey house construction. For all other investors outside the Warsaw area, we deliver the house in a developer standard.

Our houses are manufactured under controlled conditions in our production facility. The prefabricated elements are later assembled on the target plots, and depending on the size of the investment, we hand over the finished building in a developer standard within 5 to 10 days. In addition to house construction, we also offer the execution of the foundation slab. For projects carried out in the vicinity of Warsaw, there is an option to extend the scope of work to include turnkey finishing.

Our houses are designed to make the most of small spaces, and most of them can be built without a building permit. Regardless of the chosen design, each of our houses complies with the technical requirements for the year 2021 (WT21), which means they can be converted into residential buildings or constructed directly with a full building permit.

The technology we use is based on a structure made of certified spruce wood (C24 strength class), from which the frames of our houses are built. The wall cavities are filled with ecological materials by the company Steico, including Steico Zell and Steico Flex wood fiber insulation. The prefabricated timber frame houses we produce are energy-efficient and, above all, durable. Our walls are reinforced on both sides, which means that—regardless of the location of construction—our structures meet the highest standard requirements for resistance to wind and snow loads.

In accordance with Eurocode, we meet Snow Load Zone III and Wind Load Zone V, which are the highest classifications in this field in Poland.

We manage home construction from the ground up – from architectural design, through groundwork, prefabrication, and assembly, to the final delivery of the project. We build our own original home designs and supervise every stage of the construction process.

When you choose to build one of our designs, we provide an analysis of your Local Zoning Plan (MPZP) or individual Land Development Conditions (WZ) to assess the feasibility of constructing the specific building.

We advise on material and architectural solutions best suited to your home, considering the building's placement on your plot, surrounding environment, soil conditions, and legal or regulatory requirements. Only after our design team has reviewed the documentation do we proceed with obtaining a building permit or filing a construction notification.

Groundwork, house production, on-site assembly, and all subsequent work are continuously monitored by us. We oversee every stage of construction, relieving the investor of the burden of planning and ensuring the quality of each step in the building process.

We Design

We handle the building design process from start to finish. For each of our houses, we prepare a complete architectural and construction design, along with all technical documentation, including structural, plumbing, electrical, and energy performance specifications. Each of our designs is also available in a mirrored layout.

We Manufacture

Our homes are built at our prefabrication facility, where the structural frame is created using specialized machinery. Insulation, window and door installation, facade work, and part of the utility installations are also completed at the production site. Prefabrication allows us to shorten project delivery times and maintain consistent quality for all components, regardless of weather conditions.

We Assemble

Once all house components are delivered to the building site, our assembly team erects the structure on location. The assembly typically takes 1 to 2 days, and completing the house to developer finish takes approximately 5–10 days, depending on the size of the building and weather conditions. We handle all logistics, including transport, crane operation, accommodation, and all necessary tools and equipment.

Robust structure built using German heavy timber frame technology

We build our walls using certified KVH structural timber, finger-jointed and glued, with a cross-section of 60 x 160 mm. This timber contains 47% more raw material than standard Scandinavian beams with a 45 x 145 mm cross-section. The more massive wall structure significantly improves the building’s statics and the mechanical performance of structural joints.

Additionally, instead of standard gypsum plasterboard, we use Fermacell gypsum fibre boards as the interior wall finish. Fermacell boards are twice as dense and therefore significantly harder than standard plasterboard, which greatly improves the building’s structural performance and fire resistance. These boards are also moisture-resistant, making them suitable for wet areas.

Our German heavy frame construction system, combined with double wall stiffening using Fermacell and MFP P5 boards, ensures that our buildings meet the requirements of Poland’s highest wind and snow load zones as standard.

Vapour-open construction in accordance with building physics

The walls and roofs of our houses are additionally insulated with 6.0 cm thick Steico insulation boards. This results in a total wall insulation thickness of 27.0 cm [Uw = 0.135 W/m²K] and roof insulation of 30.0 cm [Uw = 0.126 W/m²K]. These boards significantly improve the thermal transmittance coefficient (Uw) of the building envelope and, due to their high specific heat capacity (Cw), also protect against overheating in summer. Additionally, they enhance acoustic insulation.

As a result, our homes qualify as premium in terms of both energy efficiency and soundproofing. Wood fibre boards are vapour-open materials that can be installed on the exterior side of the structure. Unlike polystyrene or OSB boards, which block moisture escape when placed on the exterior, wood fibre boards allow for proper moisture diffusion, significantly extending the life of the structure and preventing mould and mildew growth.

Installation Cavity for Electrical and Plumbing Systems

The installation battening we use on the interior side of the walls serves as a dedicated space for mounting electrical boxes, running cables in conduits, and concealing water pipes. This additional installation cavity is designed to protect the vapour barrier from being punctured.

Failing to use an installation cavity—and instead embedding installations directly into the main wall structure—leads to puncturing the vapour barrier. This allows water vapour to penetrate the structure and the main insulation layer, ultimately degrading the wall system and contributing to mould and mildew growth within the building.

The installation cavity eliminates this issue by preserving the continuity and airtightness of the vapour barrier, as all utilities are placed within the secondary battening layer. This cavity also provides an additional 5 cm layer of insulation.

01. What is a prefabricated timber frame house?

A prefabricated house is a structure made of ready-to-assemble elements called prefabricated components. These are manufactured in a production hall and then transported to the construction site. Once delivered, the building is assembled in 1–2 days. Finishing the house to a developer-ready state takes 5–10 working days, depending on the building’s size and the weather.
The term “timber frame” refers to the main structural elements of the house. The walls, roof, and floor are built using a wooden frame filled with mineral wool—an eco-friendly material with excellent insulation properties.

02. I’m placing an order today. How long will I wait for my house?

The production of prefabricated components for our timber frame houses takes approximately 2 to 4 weeks. Assembly and developer-stage completion take about 1 to 2 weeks, as previously mentioned. However, there is a construction queue. To reserve your place, you must sign a reservation agreement.
Construction timelines are scheduled individually and confirmed once you have obtained official approval for the house—this can be either a building permit or a construction notification.

03. Do I need a building permit for houses built without one?

Since 2022, houses with a footprint up to 70 m² and a mezzanine can be built without a building permit as individual recreational buildings (BRI), and do not require a full architectural design.
Houses with a footprint up to 70 m² and a usable attic can also be built under notification, but as single-family residential buildings, and in this case, a full building design is required.

The aforementioned recreational buildings with mezzanines (BRI) do not require submitting a full building design, regardless of the construction method. You only need to submit floor plans, cross-sections, and elevation drawings to the appropriate office.

04. Are our prefabricated homes suitable for year-round use?

Yes. Although many of our homes can be built without a formal building permit, all of them are fully suitable for year-round living and meet the 2021 Technical Conditions (WT21), which also apply to large residential buildings. Our homes are designed with walls offering excellent thermal performance, with a minimum U-value of 0.147 W/m²K. The walls are vapour-open, allowing moisture to escape and protecting the structure from mould and mildew. Each of our houses can also be built with a complete architectural design under a full building permit.

05. How are our timber frame homes heated?

In the developer standard, we install underfloor heating film, which ensures thermal comfort even in temperatures as low as -25°C. Heating films are currently among the most cost-effective solutions on the market and come with a 35-year warranty.
The walls and roof have double layers of mineral wool insulation, plus additional Steico insulation boards—providing 26 cm of wall insulation and 31 cm of roof insulation. This configuration meets standards close to passive house requirements, far exceeding typical market offerings for houses under 70 m² built under simplified notification.

06. How should the foundation for a timber frame house be prepared?

Our buildings can be set on a full foundation slab or on pier foundations. Piers are more cost-effective, but in that case the house requires a prefabricated floor. A slab is more expensive but eliminates the need for a prefabricated floor, as it serves as the structural base itself.
In summary, the final cost is usually comparable regardless of the method. However, a foundation slab is more stable and provides better thermal insulation than pier foundations.

07. What is the warranty on our prefabricated timber frame houses?

All our prefabricated houses come with a 5-year warranty covering hidden defects and a 30-year structural warranty on the building frame.

08. Where do we build?

Our company is based in Warsaw, but we build homes throughout Poland and Europe. Turn-key finishing is available only within the Mazowieckie Voivodeship.
When assessing a building site, the most important factor is whether a heavy transport truck delivering the prefabricated components can access the property. We always evaluate access individually before beginning any project.

09. What are the main differences between a prefabricated timber frame house and a traditional masonry house?

The main difference is that prefabricated houses are produced in a factory setting. The building components are then transported to the site, where assembly takes just a few days.
The full construction process—up to developer finish, including site work—typically takes 1 to 3 months. In contrast, a traditional masonry house generally takes 1 to 2 years to reach the same stage.

Traditional homes are built on-site from start to finish. Prefabrication, however, allows the construction process to be faster, standardized, and unaffected by weather conditions.
Another key difference is the construction method. Our prefabricated homes are made with C24-certified structural timber, filled with eco-friendly mineral wool insulation. This allows interior finishing to begin immediately after assembly.
Traditional homes are usually built with concrete blocks and insulated with polystyrene. Such construction must release excess moisture over time, which significantly slows down the build and requires longer intervals between finishing stages.

10. Are our timber frame houses resistant to moisture and structural decay?

Yes. What sets us apart is our proprietary construction technology, which is based on a vapour-open wall system. In practice, this means that if water vapour enters the wall structure, it will be released outward thanks to the use of top-quality materials, including a high-performance vapour barrier membrane.

On the exterior side, we apply a ventilation gap and use materials with progressively lower vapour resistance, which helps excess moisture escape. On the interior side, we use materials with high vapour resistance, preventing indoor moisture from penetrating the wall structure.
This system ensures exceptional durability—even over generations.

A common mistake in the industry is the use of OSB boards on the exterior wall surface, which traps moisture inside the wall and drastically reduces the building’s lifespan.

11. What VAT rate applies to prefabricated timber frame houses?

Our houses are subject to a reduced VAT rate of 8%.
