Building a home is a major life challenge—something we typically undertake only once, and usually without prior experience. Taking on such a responsibility requires preparation and awareness of the potential obstacles ahead. The most common hurdle in the building process is bureaucratic and legal requirements.

Frequently, plot conditions—combined with zoning regulations outlined in the Local Development Plan (MPZP)—can either prevent construction altogether or significantly delay it. That’s why it’s important to verify early on what type of house can be built on your land and what potential obstacles you may face in bringing your plans to life.

The type of house you’re allowed to build on your plot is defined by either the Local Development Plan (MPZP) or, if one is not available, by individually issued Land Development Conditions (WZ).
One of these documents is mandatory for any building project, regardless of whether you’re proceeding under a construction notification or a full building permit.

These documents specify exact parameters your future home must meet—and those often differ from your initial design ideas. Being aware of these constraints at the very beginning of the process can save a great deal of time and frustration later.

 

We strongly recommend that all investors planning to build a home with us begin the process with a detailed plot analysis. This is the first and essential step in the construction process.

Our team of architects will thoroughly assess your plot and determine which homes from our offer can be legally and technically built on your land.
As a result, you will receive a document outlining the proposed placement of the house on your plot, in accordance with legal boundary requirements, along with verification of the selected house design against the zoning regulations specified in your MPZP or WZ.
